NexPoint Residential Trust, Inc., incorporated on September 19, 2014, is an externally managed real estate investment trust (REIT). The Company's investment objectives are to maximize the cash flow and value of properties owned, acquire properties with cash flow growth potential, provide quarterly cash distributions and achieve long-term capital appreciation for its stockholders through targeted management and a value-add program. The Company is focused on multifamily investments primarily located in the Southeastern and Southwestern United States. All of the Company's business operations are conducted through NexPoint Residential Trust Operating Partnership, L.P. (OP). With the exception of two properties held by an Exchange Accommodation Titleholder (EAT) (Parked Assets) to complete a reverse like-kind exchange under Section 1031 of the Code (1031 Exchange), the Company holds all or a majority interest in its properties through the OP. The Company's subsidiary, NexPoint Residential Trust Operating Partnership GP, LLC (the OP GP), is the sole general partner of the OP. The sole limited partner of the OP is the Company. As of December 31, 2016, the Company owned 39 properties representing 12,965 units in eight states, including two Parked Assets. The Company's advisor is NexPoint Real Estate Advisors, L.P.
The Company may allocate up to 30% of the portfolio to investments in real estate-related debt and securities with the potential for high current income or total returns. These allocations may include first and second mortgages and subordinated, bridge, mezzanine, construction and other loans, as well as debt securities related to or secured by multifamily real estate and common and preferred equity securities, which may include securities of other REITs or real estate companies. The Company's properties include Arbors on Forest Ridge, Cutter's Point, Eagle Crest, Silverbrook, Timberglen, Belmont at Duck Creek, Regatta Bay, The Grove at Alban and Southpoint Reserve at Stoney Creek.
